The chance to build and own a one-of-a-kind trophy home in South Florida’s ultra-exclusive Fisher Island—one of the wealthiest enclaves in the US—is about to become available for $55 million, Mansion Global has learned.
With that eight-figure price tag the property will be the most expensive listing by a long shot when it hits the market on the island, nestled in the warm waters just off Miami Beach, on Monday. It will beat out a $38 million homesite listed on a new golf course development nearby.
Currently an empty lot, the 1.1-acre waterfront parcel on the island’s north side will be sold with fully approved design plans from Bellin Pratt & Fuentes Architects, according to Cyril Matz of Douglas Elliman, who will be handling the sale.
“It’s ready to go,” he told Mansion Global. “The plans are fully approved and it’s a beautiful Mediterranean tropical masterpiece.”
Fisher Island’s housing stock consists almost exclusively of condominiums. A single-family home on the water “doesn’t exist,” according to Mr. Matz. Nor will the opportunity be able to be replicated. “There’s just no more land to be able to put 48,900 square feet together, it’s just not possible,” he said.
When complete, the lavish home will span a sizable 12,000 square feet with amenities including six bedrooms, a wine room, dual offices, a gym and yoga studio, a guest suite and a six-car garage. Plus there’s 340 feet of water frontage and views over South Beach.
“It’s the ideal, perfect layout. You have everything there, you don’t ever have to leave your estate,” Mr. Matz said.
The greater island offers access to a beach club, a marina, a school, a golf course, tennis courts and, of course, security.
One of the world’s most exclusive private island communities, Fisher Island is accessible only by private yacht or seven-and-a-half-minute auto-ferry from Miami Beach.
“I don’t think there’s a more secure place in the US than Fisher Island,” Mr. Matz added.
Billionaires such as Oprah Winfrey and Lawrence Stroll (part-owner of the Aston Martin F1 Team) have called the 216-acre island home, along with celebrities and sports stars like Caroline Wozniacki and David Lee; Andre Agassi; Boris Becker and many more, according to published reports.
Property records show the property is being sold by the Miami-based Coastal Construction. Mansion Global couldn’t determine how much the lot was purchased for, or when.
